Where RentCheck is strong, and who it fits

RentCheck is inspection software where residents do the walking. Its site says that instead of sending someone to the property, you send the resident a guided inspection from their phone. It offers time-stamped photos, move-in, move-out and routine templates, automated reminders and scheduling, and a review step where managers can request revisions. It also mentions AI damage detection.

Its integrations page names AppFolio, AppFolio Realm-X, Buildium, Rentvine and Rent Manager, plus Property Meld, Latchel, Zapier, LeadSimple and an API, with CSV import for other systems. If your goal is to inspect many rentals without sending staff, and you need your property management system connected, RentCheck is built for that and Invendoory is not. If you searched for the RentCheck app, that is the resident-led model, and it is the first thing to decide on.

Staff inspections

A rental inspection app for your own team

Invendoory is built for the operator’s staff to walk units. A technician or inspector answers each item, marks N/A, adds notes and takes timestamped photos. The score updates live.

Then the inspector and the community manager both sign, and a manager submits with comments. The result is a printable inspection report with section scores, concerns, chargeback totals and embedded photos.

  • Two sign-offs, then a manager submits
  • Printable report with embedded photos
  • Quarterly, annual and quick templates

Item records

Findings that point at a specific item

Because every unit has an item-level record, a low score lands on a named item, such as the water heater in the hall closet. The item shows its age, life used, warranty and compatible parts.

One step converts the concern into a work order or a turn task. See asset inventory for how the record is kept.

  • Make, model, serial and install date per item
  • Life-used bar and warranty badge
  • Up to 20 tagged photos per item
Move-out

Move-out charges that follow the item's age

At move-out, the Prorate Calculator works out a charge per item from its age, lifespan and condition. A fair charge for a 9-year-old carpet is not the same as for a new one.

Chargebacks are recorded against the failed item and audited, and are locked after 30 days. Invendoory records the charge but does not bill the resident. See the prorate calculator.

  • Charge prorated by age, lifespan and condition
  • Chargebacks audited and locked after 30 days
  • Record only: no billing or collections

Who fits where

Choose RentCheck or Invendoory

The first question is who walks the unit.

Choose RentCheck if

  • You want residents to inspect their own homes on their phones
  • You manage many rentals and cannot send staff to each
  • You need AppFolio, Buildium, Rent Manager or Property Meld connections
  • You want automated reminders and scheduling

Choose Invendoory if

  • Your own team walks apartments and condos
  • You want inspections tied to an installed-item record
  • You also need turns, work orders and parts
  • You want published pricing
Where Invendoory is not the fit

What Invendoory does not do

Invendoory has no integrations with any property management system. It does not connect to Yardi, AppFolio, RealPage, Entrata or Buildium. You can import units from their exported spreadsheets, and the team can convert your item-level inventory workbooks as a service, but nothing syncs automatically.

It is a responsive web app, not a native or offline app. It needs a connection and runs in your phone’s browser with nothing to install. Sign-in is email and password or an emailed link, with no SSO. Chargebacks are recorded, not billed, and there is no accounting sync.

Invendoory also has no resident-facing inspection. All six roles are staff roles, and accounts are invite-only.

Cost

Pricing: what each side publishes

RentCheck’s pricing page lists three plans (Launch, Accelerate and Velocity), billed per door per month, with a 14-day free trial. It shows add-on rates, such as +$0.20 per door for some upgrades, but no base per-door rates on the page we reviewed.

Invendoory publishes its prices. Basic is $89 per month with 50 units included and $3.00 for each additional unit. Advanced is $350 per month with 300 units included and $1.00 for each additional unit. Advanced costs less once you pass 137 units. See the pricing page for the full breakdown.

RentCheck alternative questions

Does Invendoory let residents do their own inspections?

No. Invendoory inspections are completed by your staff. Accounts are invite-only and all six roles are staff roles. If resident self-inspection is your main need, RentCheck is built around it. If your team walks units, Invendoory fits better.

Does Invendoory integrate with AppFolio like RentCheck does?

No. Invendoory has no integrations with any property management system. You can import units from an AppFolio or Buildium spreadsheet export, with columns matched automatically. RentCheck lists AppFolio and other integrations on its site.

What is the difference between the RentCheck app and Invendoory?

The RentCheck app has residents walk their own homes and sends you the results. Invendoory is for your staff: a technician or inspector walks the unit, scores each installed item and attaches timestamped photos. Pick the RentCheck app when you cannot send staff to each rental. Pick Invendoory when your team walks apartments and condos and you want findings tied to an item.

What is a rental inspection app without resident involvement?

It is a tool for your own technicians and managers to walk units, score them and document condition. Invendoory adds an item-level record, so each finding points to an installed item. See the rental inspection checklist.

Can I get inspection reports with photos?

Yes. Photos carry capture timestamps, and the inspection report embeds them alongside overall and section scores, concerns and chargeback totals. Reports are printable from the browser. Exports for the eight reports are CSV and Excel, not PDF.

How do the prices compare?

RentCheck publishes plan names and add-on rates but not base per-door prices on the page we reviewed. Invendoory Basic is $89 per month with 50 units included and Advanced is $350 per month with 300 units included. Get a RentCheck quote for your door count.
