Looking for a Turnable alternative? Invendoory is make ready software that gives each vacant apartment one turn sheet, and updates the unit’s inventory when a manager verifies it.
Turnable is a student housing turn management tool. Leonardo247 announced on January 24, 2024 that it had completed the acquisition of Turnable and made it available to Leonardo247 clients and prospects. The press release says Turnable supports pre-inspections and budgeting for the annual turn, tracks each phase such as cleaning, painting and go-backs, and prepares vendor invoices from work performed.
Leonardo247’s site also lists a Turn Manager under Student247. It describes budget planning, vendor coordination, a Live Turn Board with per-unit status and projected vendor spend, and chargeback documentation and recovery. Turnable’s own website did not load when we checked, so this page relies on Leonardo247’s pages.
If you run student housing and the annual turn is your biggest project, with vendors, keys and chargebacks to coordinate, that is the job Turnable was built for. Leonardo247 owns Turnable and sells a wider operations platform, which we compare on the Leonardo247 alternative page.
Invendoory facts come from our product. Turnable facts come from its own public pages, listed under Sources. Where a page did not mention a capability, the cell says so instead of guessing.

Every vacant apartment gets one turn sheet with a due date. Start it from a turn template, a reusable task list, or from a Make Ready template captured room by room from a real unit.
Techs work their tasks from Not Started to In Progress to Complete, add notes and phone-camera photos, and use Flag for help when they are stuck. The Make Ready Schedule shows every active turn at once.
Each property gets a Maintenance Supply List that starts from a standard 82-item list taken from a real make ready sheet. Techs can write in up to 6 extra supplies per sheet.
When the manager verifies the turn, used supplies come out of Parts & Supplies stock. You do not reconcile a clipboard against the shelf at month end.
This is where Invendoory differs most. A tech marks each item task Replaced, with the part that went in, or Serviced. Verification turns the replaced items into new installs with today’s date and the part’s make and model.
The sheet shows Inventory updated, and next quarter’s inspection, insurance report or prorated charge sees the new range. Turnable’s press release describes a turn that ends in invoices and charges. Ours ends in a corrected unit record.
Turnable’s strength is the large annual turn. Invendoory’s strength is the record every turn leaves.
Invendoory has no integrations with any property management system. It does not connect to Yardi, AppFolio, RealPage, Entrata or Buildium. You can import units from their exported spreadsheets, and the team can convert your item-level inventory workbooks as a service, but nothing syncs automatically.
It is a responsive web app, not a native or offline app. It needs a connection and runs in your phone’s browser with nothing to install. Sign-in is email and password or an emailed link, with no SSO. Chargebacks are recorded, not billed, and there is no accounting sync.
Invendoory also does not coordinate outside vendors or prepare vendor invoices. Chargebacks are a record of the charge, not a billing or collections tool.

Yes. Leonardo247’s press release dated January 24, 2024 says it completed the acquisition of Turnable and made it available to its clients and prospects. For current product and pricing details, ask Leonardo247, since that is who sells it.
Invendoory is built for residential apartment and condo operators. It gives each unit a turn sheet, supply tracking and verification. It does not coordinate outside vendors or prepare vendor invoices, which the Turnable press release lists. For a vendor-heavy annual turn, compare closely.
It records them. A chargeback is logged against a failed item with a name, amount and notes, audited, and locked after 30 days. Invendoory does not bill residents or run collections, and there is no accounting sync.
At a minimum: one sheet per unit, assigned tasks, supplies and a final sign-off. Invendoory adds a write-back, so a verified turn updates the inventory. See what is make ready and the make ready checklist.
We cannot promise a direct transfer from any tool. Units import from CSV, XLSX or XLS, and our team converts item-level inventory workbooks as a service. See onboarding for the steps.
