Looking for a Leonardo247 alternative? Invendoory is multifamily operations software centered on what is installed in each unit, with inspections, turns, work orders and parts.
Leonardo247 is a platform for property operations and maintenance. Its site lists Acquire247 for due diligence, Perform247 for operations and maintenance, Protect247 for risk management, Connect247 for remote maintenance and Student247, which includes a Turn Manager. Perform247 lists inspections, work orders, document management, a Make Ready Board, Rehab and an Insight Builder for dashboards.
Its site says the platform integrates with leading property management systems. A December 2021 press release describes a Yardi Voyager work order integration at no additional charge, and a June 2023 release describes posting inspection charges to the Yardi resident ledger. That is a real strength. If posting charges to a ledger or syncing work orders with Yardi matters, Invendoory cannot do it.
It also lists a 24/7 remote maintenance service, which is a service rather than software. If student-housing turns are your focus, Leonardo247 also owns Turnable, covered on the Turnable alternative page.
Invendoory facts come from our product. Leonardo247 facts come from its own public pages, listed under Sources. Where a page did not mention a capability, the cell says so instead of guessing.

Leonardo247 offers a Make Ready Board for tracking unit turns. Invendoory’s Make Ready Schedule gives every vacant unit one turn sheet with a due date, assigned tasks and live progress.
The difference is the write-back. When a manager verifies a sheet, used supplies leave stock and replaced items become new installs in the unit’s inventory, dated today, with the part’s make and model.
Invendoory inspections score the items that are actually installed, using templates taken from a working operator’s quarterly and annual forms. Low ratings raise concerns, and each concern converts to a work order or a turn task.
Chargebacks are recorded against failed items, audited and locked after 30 days. There is no ledger posting, so charges are keyed into your own system. See inspections.
The eight reports all read from the same inventory. Budget Projection compares budget with actual spend by category. The Insurance Inventory Report lists items with depreciated values, and Loss Detection compares recorded spend with installed value, visible to VPs only.
Every report exports to CSV and Excel, and most print from the browser. See reports.
Leonardo247 spans many operations. Invendoory goes deep on one record.
Invendoory has no integrations with any property management system. It does not connect to Yardi, AppFolio, RealPage, Entrata or Buildium. You can import units from their exported spreadsheets, and the team can convert your item-level inventory workbooks as a service, but nothing syncs automatically.
It is a responsive web app, not a native or offline app. It needs a connection and runs in your phone’s browser with nothing to install. Sign-in is email and password or an emailed link, with no SSO. Chargebacks are recorded, not billed, and there is no accounting sync.
Invendoory also has no due diligence, document management, risk or incident modules, and no remote maintenance service.
Leonardo247’s site shows no prices. It offers “Request a Demo” and “Talk to Us” instead, so ask for a quote for your unit count and modules.
Invendoory publishes its prices. Basic is $89 per month with 50 units included and $3.00 for each additional unit. Advanced is $350 per month with 300 units included and $1.00 for each additional unit. Advanced costs less once you pass 137 units. See the pricing page for the full breakdown.
No. Invendoory has no integrations with any property management system, including Yardi. Leonardo247’s press releases describe a Yardi Voyager work order integration and a ledger integration. You can import units from an AppFolio or Buildium spreadsheet export.
It has the Make Ready Schedule, which shows every active turn with its due date and progress. Each unit gets a turn sheet, techs work assigned tasks, and a manager verifies. Verification updates the unit’s inventory and stock. See what is make ready.
It covers one slice: the unit record and the field work around it. That is inventory, inspections, make ready turns, work orders, parts and eight reports. It does not cover due diligence, risk or incident workflows, which Leonardo247 lists.
No. Invendoory records chargebacks and locks them after 30 days, but it does not bill residents, post to ledgers or sync with accounting. The prorate calculator works out a fair charge per item.
Leonardo247 shows no prices on its site, so we cannot compare. Invendoory Basic is $89 per month with 50 units included and Advanced is $350 per month with 300 units included. Request a Leonardo247 quote for your modules and unit count.
