Looking for a Zinspector alternative? Invendoory is rental inspection software that scores installed items and feeds the unit’s record, turns and work orders.
Zinspector’s site calls it an inspection solution for property managers. Its zAssistant feature lets you walk a unit and narrate what you see, and it drafts the report. The site says this works in any language and even when completely offline. Those are the vendor’s claims. Its zTenant feature has residents complete guided move-in, move-out and periodic inspections on their phones, with photos and digital signatures.
The site also lists OnSight PROS, a way to hire professional inspectors, and says it can auto-generate work orders. Its integrations page names AppFolio, Buildium, Rent Manager, Propertyware, Rentec Direct, Rentvine and Property Meld, plus Zapier, CSV import and Google tools. It says there is a free plan for under 5 units and a 15-day free trial. If you want voice-driven reports, resident self-inspections or offline use, that is Zinspector’s territory. For another inspection-first tool, see the SnapInspect alternative comparison.

In Invendoory, an inspection reads from the unit’s inventory. The inspector scores the items that are actually installed: the range, the water heater, the blinds. Each answer takes a score, a note and a timestamped photo.
Low ratings raise areas of concern automatically, and the inspector can raise more by hand. Smart suggestions can spot a note that describes a problem the score missed, and offer to raise a concern. A person always confirms. See inspections.
Invendoory runs in your phone’s browser with 44px tap targets and camera capture, and there is nothing to install. It needs a connection, so it is not the pick for basements with no signal.
The printable paper walk sheet and inspection report give crews who still want paper something to carry. Someone then keys results into the same record.
A concern can become a work order or a turn task in one step. The Make Ready Schedule then gives each vacant unit a turn sheet. When a manager verifies it, replaced items go into the unit’s inventory and supplies leave stock.
That write-back keeps the next inspection honest, and it feeds reports such as Renovation Mix, which counts Renovated, Rehabbed and Classic units by property.
Both help you inspect rentals. They differ on how the report is made and what the inspection feeds.
Invendoory has no integrations with any property management system. It does not connect to Yardi, AppFolio, RealPage, Entrata or Buildium. You can import units from their exported spreadsheets, and the team can convert your item-level inventory workbooks as a service, but nothing syncs automatically.
It is a responsive web app, not a native or offline app. It needs a connection and runs in your phone’s browser with nothing to install. Sign-in is email and password or an emailed link, with no SSO. Chargebacks are recorded, not billed, and there is no accounting sync.
Zinspector’s pricing page shows no dollar amounts. It offers a 15-day free trial without a credit card, and its home page mentions a free plan for under 5 units. It also says adding a user mid-cycle triggers a prorated charge, and a 360 camera is sold separately.
Invendoory publishes its prices. Basic is $89 per month with 50 units included and $3.00 for each additional unit. Advanced is $350 per month with 300 units included and $1.00 for each additional unit. Advanced costs less once you pass 137 units. See the pricing page for the full breakdown.
