Refrigerator life expectancy: how long fridges last in apartments

Apartment with a dining area and natural light

Refrigerator life expectancy is 9 to 13 years in the homeowner studies and 10 in Fannie Mae’s multifamily table. This guide shows the ranges, how to find a refrigerator’s age and how to track replacements and recalls across a portfolio.

How long do refrigerators last? What each source says

The sources give a spread, and none of them promises a failure date.

SourceRefrigerator lifeNotes
NAHB and Bank of America (2007)13 years standard, 9 years compactBased on first-owner use
InterNACHI9 to 13 yearsEstimated life expectancy chart
Fannie Mae multifamily table10 years (20 for seniors housing)Standardized average for apartments
U.S. Department of EnergyConsider replacing past 10 years oldAn energy savings prompt, not a lifespan

Invendoory’s default is higher than the published averages. If your own replacement history is shorter, lower the expected life so the life used bar turns amber earlier.

What refrigerator life expectancy means for a portfolio

A failed refrigerator is an urgent request. The published refrigerator life expectancy of 9 to 13 years means a building with its original fridges is already inside the window long before the 15-year default.

The Department of Energy frames the question as cost. Its Energy Saver guide says that if your refrigerator is more than 10 years old, you could save hundreds each year in energy by replacing it with a new ENERGY STAR certified model. In many apartments the resident pays the electric bill, so that saving may not land on the owner. The decision on your side is about repair cost, warranty and resident experience.

A practical rule is to treat 10 years as the point to start looking and 13 as the point to have a plan. Condition and repair history then decide which specific units go first.

How old is my refrigerator? Decode the serial number

Enter the serial number from the refrigerator’s rating label to get the build date. There are brand pages for GE, Whirlpool and Amana, and the appliance age lookup lists the rest.

Getting the age without guessing

The rating label carries the model and serial number. Its location varies by brand, so check the owner’s manual for the model if you cannot find it. Manufacturers encode the build date in the serial in different ways, which is why a brand-specific decoder is better than a rule of thumb.

The decoded date is when the refrigerator was built, not when it went into the unit. Record the install date separately. A fridge that sat in a warehouse for a year is a year younger than its build date suggests, and a fridge moved from another unit has a longer history than the unit’s own records show.

Invendoory logs these moves. An appliance can be transferred to another unit, for example in an emergency swap, and the transfer goes into its history.

Track refrigerator life expectancy on every unit

Invendoory Items search across the portfolio listing refrigerators by make, model, serial and install date

Each refrigerator is an item with make, model, serial, install date, warranty expiry and expected life. The life used bar shows age divided by expected life: green under 60%, amber from 60 to 80%, red above 80%. With the 15-year default, that means amber at 9 years and red past 12.

The portfolio-wide Invendoory Items search finds refrigerators by make, model, serial, color or vendor and filters by install date and property. A warranty badge shows whether each one is under warranty, recently expired or out of warranty.

  • Search by make, model, serial, color or vendor
  • Filter by install date and property
  • Life used bar and warranty badge on every item

Find recalled refrigerator models fast

Parts catalog with part numbers, stock levels and compatibility with appliance types

When a refrigerator model is recalled, you need the list of units that have it. Check the U.S. Consumer Product Safety Commission recall list for the model number, then open the By model view in Invendoory. It lists every unit with that make and model, so a recall becomes a work list instead of a walk of the whole property.

The appliance recall lookup guide walks through the process from the model number to the list of affected units.

  • By model lists every unit with a given make and model
  • Create a work order for each affected unit
  • Keep serial photos so a recall check does not need a unit visit

Budget refrigerator replacements without surprises

Use years left, not age alone, to order the list. The units table can add a column for refrigerators showing the installed item and its years of life left. Group the reds by building, check each warranty badge and put the group in next year’s budget.

When a work order for a replacement is completed, the appliance record updates with the new make, model, serial, value and warranty. When a verified turn replaces a fridge, the unit’s inventory updates itself with today’s date. Either way, the clock restarts without anyone retyping the record.

For the full range of categories, see the appliance life expectancy chart. To see how age feeds the budget, the Budget Projection report compares spend with budget by category.

Refrigerator life expectancy questions

What is a refrigerator’s life expectancy?

NAHB says 13 years for a standard refrigerator and 9 for a compact one. InterNACHI says 9 to 13. Fannie Mae’s multifamily table uses 10. Plan on roughly 10 to 13 years and use condition and repair history to adjust.

How old is my refrigerator?

Find the serial number on the rating label and decode it with a brand-specific tool. This site has a free appliance age finder with pages for GE, Whirlpool and Amana. The result is the build date, so add the install date from your records if it differs.

When should I replace a refrigerator in a rental unit?

Start looking at 10 years and have a plan by 13. The Department of Energy points to savings past 10 years, but in many apartments the resident pays the electric bill. Repair cost, warranty status and the resident’s experience drive the decision.

What expected life does Invendoory use for refrigerators?

The default is 15 years, and you can change it on any item. The life used bar is green under 60%, amber from 60 to 80% and red above 80%. Repair, Monitor or Replace guidance comes from fixed age and condition rules.

How do I find every unit with a recalled refrigerator?

Check the CPSC recall list for the model, then use the By model view to list every unit with that make and model. It shows the units for you to inspect, so you do not need to walk the property.
